Honesty and Integrity: Allstate Appraisal Group

Typically, appraising is a long term career. The rigors of becoming a licensed appraiser have increased more than ever in the past. So it goes without question in this day and age that real estate appraisal can definitely be dubbed a profession rather than a trade. In our field, as with any profession, we have a strict ethical code.

We have a great deal of obligations as appraisers, but our primary duty is to our clients. Typically, for a standard residential appraisal, the lender (or an agent of the lender) places the order to the appraiser, becoming the appraiser's client. It's important to know that certain elements pertaining to an assignment are to be shared exclusively with the appraiser's client. So, as a homeowner, if you would like a copy of the appraisal document, you generally have to get it from your lender instead of the appraiser.

Other obligations include numerical accuracy depending on the assignment's nature, reaching and keeping a respectable level of competency and education, and naturally, the appraiser must bear a professional demeanor. Maintaining high ethics is what we do every day at Allstate Appraisal Group.

There are some scenarios in which appraisers will have fiduciary responsibilities to third parties, including homeowners, buyers and sellers, or others. Those third parties normally are spelled out in the appraisal assignment itself. An appraiser's fiduciary responsibility is limited to those parties who the appraiser is aware of, based on the scope of work or other written parameters of the order.

Allstate Appraisal Group has an established track record for producing competent and ethically superior appraisals. Contact us today to learn more.

There are also ethical rules that have nothing to do with clients and others. For example, appraisers must store their work files for a minimum of five years - something else Allstate Appraisal Group makes a part of their standard routine.

Allstate Appraisal Group holds itself to the industry standards and guidelines set in place for ethics. We can't accept anything less from ourselves. Accepting orders where our fee is dependent on our value conclusion is never an option. That is, we don't agree to do an appraisal report and base our pay upon coming up with a particular value conclusion. It should be apparent to anyone that fabricating a property's value to achieve what amounts to a higher paycheck is unethical! We just don't do it.

Finally, the Uniform Standards of Professional Appraisal Practice (or simply "USPAP") explicitly describes unethical behavior as accepting of an assignment that is contingent on "the reporting of a pre-determined result (e.g., opinion of value)", "a direction in assignment results that favors the cause of the client", or "the amount of a value opinion" in addition to other situations We follow these rules to the letter which means you can rest easy knowing we are going above and beyond to get you an accurate home or property value.

With Allstate Appraisal Group, you can be assured of 100 percent ethical, honest service.
